Under the current conditions in the mortgage industry it is impossible to finance a home if the sale price is above the market value. The Seller’s Guide is the main topic of this web site. It is simply a checklist of things to consider when placing a property on the market. It came to me one day like a vision while driving through a neighborhood looking at homes. It was one of those AHHA moments while looking at a specific house. Instantly I knew that homes either sell or not due to one or more reasons. Not only that, but that it is possible to quantify the REASONS!
I drove directly home and immediately began writing down the idea and a few hours later The Seller’s Guide was complete. Over time I have made a few adjustments and it will continue to evolve in order to keep pace with the ever changing market.
One of segments contains a unique visual that simplifies and breaks down the numbers from a market analysis which is a rather complicated tool used by realtors. I have been a realtor for several years and have never seen anything like it. The concepts of market value, time line and prospect pools all collide on one simple diagram!
